How It Works
A transparent, five-step process from your first call to a signed, court-admissible written report. Every step is performed by a Florida-licensed Mold Assessor under Chapter 468, Part XVI.
1 · Call or book online
Tell us what you're seeing, when the issue started, and the property type. We confirm scheduling — typically same-day in Miami-Dade — and answer initial questions. No payment required at booking; visual inspections are complimentary in our service area.
2 · On-site assessment
A Florida-licensed Mold Assessor arrives in a clearly marked, unbranded inspection vehicle (no remediation up-sells, ever). We walk every accessible room, take moisture and humidity readings, photograph suspect areas, and inspect the HVAC system. Average duration: 1.5–3 hours for a single-family home.
3 · Sampling (if indicated)
If visual evidence is ambiguous, occupant symptoms persist, or post-remediation clearance is required, we collect air, surface, or bulk samples per AIHA Green Book methodology under chain of custody. Lab costs are disclosed and authorized before any sample is collected.
4 · Laboratory analysis
Samples are shipped overnight to an AIHA-LAP accredited laboratory partner. Mold spore-trap analysis returns in 3–5 business days; Legionella culture in 10–14 days; qPCR screening in 3–5 days. You receive raw lab data alongside our interpretive report.
5 · Signed written report
Within 24 hours of completing field work (or within 5 business days of lab return), you receive a signed PDF report with findings, photographs, instrument data, lab results, scope of work for any recommended remediation, and post-remediation verification criteria. Court-admissible.
